Fair Housing & Accessibility

Effective September 27, 2026 · Version 2026-09-27

Draft for proof-of-concept review: not yet reviewed by counsel. Do not rely on this as final legal terms.

1. Equal Housing Opportunity statement

Equal Housing Opportunity

Zoomhut is committed to equal housing opportunity. We support and follow the federal Fair Housing Act, the Florida Fair Housing Act and applicable state and local fair housing laws. Everyone who uses the Platform must be treated equally in the sale, showing, financing and advertising of housing, without discrimination based on any protected characteristic. We expect every seller, buyer and professional on Zoomhut to share this commitment.

2. Protected characteristics

The federal Fair Housing Act prohibits housing discrimination because of:

  • race;
  • color;
  • national origin;
  • religion;
  • sex, including sexual orientation and gender identity, as reflected in HUD guidance and many local laws;
  • familial status (households with children under 18, people who are pregnant, and people securing custody of children); and
  • disability.

The Florida Fair Housing Act protects the same characteristics. Many Florida counties and cities add further protections, which may include, for example, age, marital status, sexual orientation, gender identity or expression, source of income, or veteran or military status. Check the rules where the property is located.

Zoomhut policy: regardless of how any particular law is interpreted or enforced, discrimination based on sexual orientation or gender identity is not allowed on Zoomhut.

3. What this means on Zoomhut

For sellers: describe the property, not the people

Listing descriptions, photos and messages must not state or suggest a preference, limitation or exclusion based on a protected characteristic. Focus on the home's features and location facts.

Avoid Try instead
“Perfect for a young couple” “Two-bedroom home with an open-plan kitchen”
“Great for a Christian family” “Four bedrooms and a large den”
“Adults only” or “No children” Describe the home itself, such as “Quiet cul-de-sac, low-maintenance yard”
“Exclusive neighborhood” “Gated community with a clubhouse and pool”
“Not suitable for wheelchairs” “Two-story home; all bedrooms are upstairs”
  • Consider every offer on its terms. Do not refuse, delay or change terms for anyone because of a protected characteristic.
  • Housing for older persons that qualifies for a legal exemption (for example, certain 55+ communities) may state age restrictions. Check with your law firm before doing so.

For buyers

  • Describe the home you want, not the people you want as neighbors.
  • Do not send messages to sellers or professionals that ask about, or comment on, the protected characteristics of anyone.

For professionals

  • Show and present homes to everyone on the same terms. Do not steer buyers toward or away from areas based on protected characteristics.
  • Do not engage in blockbusting, redlining or discriminatory advertising.
  • Lenders must also comply with the Equal Credit Opportunity Act and other fair lending laws.

What we do

We may remove content, reject listings and suspend or close accounts that violate Fair Housing laws or this policy. See our Terms of Service.

4. How our AI supports Fair Housing

  • Our AI listing copywriter is instructed to describe the property, not the buyer, and to avoid language that suggests a preference based on a protected characteristic. You must review every draft before publishing.
  • We do not ask buyers or sellers for protected characteristics, and sellers see buyer demand only as anonymized summaries.
  • AI safeguards are not perfect. If you see something that looks discriminatory, please report it (see below).

More detail is in our AI Disclosure.

5. Reasonable accommodations

People with disabilities may ask for reasonable accommodations in how the Platform and the professionals on it work with them, for example arranging a showing that uses an accessible entrance, allowing a service or assistance animal to attend a showing, or receiving information in an accessible format. Email john@zoomhut.com or call (561) 212-7983 and we will work with you and the professionals involved.

6. Reporting a concern to us

If you believe a listing, message, AI output or professional on Zoomhut is discriminatory, email john@zoomhut.com with the subject “Fair Housing concern”. Please include a link to the listing or page, what happened, and when. We will review every report and take appropriate action. We do not tolerate retaliation against anyone for raising a concern in good faith.

7. Filing a complaint with HUD

You do not have to contact us first. You can file a housing discrimination complaint with the U.S. Department of Housing and Urban Development (HUD), generally within one year of the alleged discrimination:

You may also contact the Florida Commission on Human Relations or your local fair housing agency, or speak with an attorney about other options.

8. Website accessibility

We want Zoomhut to be usable by everyone, including people who use screen readers, keyboard navigation, magnification or other assistive technology. We aim to meet the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA. We work toward this by using semantic headings and landmarks, supporting keyboard navigation with visible focus indicators, aiming for sufficient color contrast, providing text alternatives for images, and using layouts that adapt to small screens and zoom.

Known limitations of this proof of concept

  • We have not yet completed a formal accessibility audit.
  • Listing photos may not have detailed text descriptions. Their text alternatives often repeat the listing title.
  • Some interactive features, such as the AI assistants, chat widget, menus and content that updates without reloading the page, have not been fully tested with screen readers.
  • Content written or uploaded by users and professionals, and AI-generated text, may not always meet accessibility guidelines.

9. Accessibility help and alternative formats

If you have trouble using any part of Zoomhut, or need this or any other page in an alternative format (such as plain text or large print, or read to you by phone), contact us at john@zoomhut.com or (561) 212-7983. Tell us the page or feature and the format or help you need. We will respond promptly [target response time to be confirmed] and help you complete what you are trying to do. Accessibility feedback is always welcome.
